PRCA 1991 grounds, the 30-day notice, and why "self-help" eviction can cost you more than the rent.
Eviction is the most emotionally charged part of property management — and the most legally dangerous for owners who improvise. In Bangladesh, the Premises Rent Control Act 1991 (PRCA 1991) governs who can be evicted, when, and how.
For most grounds, the landlord must first serve a notice to quit — typically 30 days in writing, delivered so it can be proven. A verbal warning, a WhatsApp message, or a call from the caretaker does not count. The notice period must be complete before any suit is filed; filing early gets the case thrown out on a technicality.
KR tracks every tenancy against PRCA 1991: it flags when arrears cross the two-month threshold, generates a dated, printable demand notice the moment you approve it, and keeps a compliance timeline of every step — so your lawyer starts with a clean file, not a messy one.
