The NRB property-buying guide: from Dubai to Dhaka, safely

Every year, thousands of non-resident Bangladeshis buy property from abroad — and a surprising number hit the same three walls: money that can't be repatriated, titles that aren't clear, and a caretaker who stops answering calls. This guide compresses ten years of NRB buying mistakes into a checklist.

1. Move money through NITA, not friends

Open a Non-Resident Investor's Taka Account (NITA) with an authorized dealer bank. Funds that arrive through NITA — and only those — carry a documented trail for later repatriation of rental income and sale proceeds. Money moved through friends or hundi cannot be legally taken back out.

An NRB usually buys through a general power of attorney (GPA) holder. A GPA registered in Bangladesh is enforceable here; a notarized document from abroad must be attested by the Bangladesh mission before it carries weight. Keep the original deed and its certified copy in separate places.

The ৳30,00,000 mistake: one Dubai-based buyer paid token money on a flat whose owner had already pledged the deed to a bank. Verification of the encumbrance certificate (EC) at the sub-registry — a 30-minute check — would have stopped it.

4. Plan the exit before you enter

Repatriation works when the trail is clean: rental income is sent via NITA, TDS is deducted and deposited, and the annual return is filed with the NBR showing the income. Owners who skip the return find their remittance blocked at the bank's compliance desk.
